With the recent development of approximately 3,000 acres of farming country being sown down to Rhodes Grass pastures, the property offers a great opportunity to continue the expansion and the development of the black soil country.
The existing 123-acre cane farm is supported by a 392.8 megalitre license and is located adjacent to one of the large lagoons on the property. Additional water is available with pumping out of the sand drift at 80 litres per second.
Also included in the sale of Inkerman Station is 3,000 quality female cattle, plus the entire 2021 calf drop. The cattle are a predominately young herd, and consist of a mix of Brahman and Santa/Brahman cross cows with the infusion of the best Brangus genetics available. 100 High grade Brangus Bulls are also included in the sale. The cows are run in age groups and are control mated. The cattle are currently all in prime condition with sappy Brangus cross calves at foot.
The structural improvements on the property include a well-appointed Homestead set in established gardens, fully airconditioned with all modern appliances.
2 comfortable workers cottages and a single man's quarters, a fuel and chemical shed, a large machinery shed, and hay shed. Permanent molasses tanks and a large bladder.
Approximately 800 ton of irrigated and fertilised forage and lablab silage is included in the sale.
With 3 sets of cattle yards, that includes a new large ProWay cattle yard located in the middle of the property connected to a new laneway system complement the cattle handling facilities and ease of management on the property.
All the internal roads on the property have recently been upgraded with stock grids installed on all the major water run routes.
The existing bores on the property have been upgraded with submersible solar pumps, new tanks and troughs. Several new bores have been installed in the recently pulled 6,500 acres of tableland country, all equipped with submersible solar systems. A water monitoring system has been installed on the bores throughout the property.
The fencing on the property is in excellent condition, predominately 3 barb on steel posts with droppers and a mix of new steel gateway corners and solid timber. The new laneways are 4 barb on steel posts and droppers.
Over the last three years the current owners have aerial seeded 12,000 kgs of Seca, Omega and Verano stylo. With the current seasonal conditions, the country has responded, and the pastures are showing excellent growth.
The property is ideally situated, with approximately 2.5klms of all-weather access road to the Bruce Highway, and 15mins to Home Hill, 25 mins to Ayr and one hour and fifteen minutes to the large regional city of Townsville.
