The property comprises an established vineyard of 23.73 hectares which has been planted over an extended period of time. The first plantings of Grenache were planted in 1912 with only 1.6 hectares remaining. There is approximately 8.5 hectares if plantable land.
The vines are drip irrigated with water available from the nearby Lyndoch township recycled effluent water, together with additional water from a BIL’s connection to the property. The water is stored in a large on-site storage dam then distributed throughout the property using a single stage centrifugal pump, filtration and fertigation system.
Topography & Soils:
The land is typically moderate deep to shallow over basement rock typically with hard loamy soil surfaces overlying wither weathered rock of more common red friable clay loam to clay soils with some calcareous soils throughout. The soil to the rear portion of the property consists of gravelly loam soils which are particularly well drained although have a clay base. Most soils have red texture contrast profiles with loamy sand to clay loam surfaces and clayey subsoils.
Grape Supply Contract:
There are no formal Grape Supply Agreements over the vineyard and majority of the fruit produced form the vineyard is utilized within the ‘Hemera Estate’ Wine Label.
‘Hemera Estate’ Wine Label is sold for varying prices with the mature vineyard sold through the cellar door for $40-$60 per bottle and the younger Shiraz sold for $25-$40 per bottle.
Water Supply :
The property has two main sources of irrigation water, the first is an agreement with the Barossa Council for the supply of water which is available form the Lyndoch effluent treatment works located just to the west of the subject property. The Hemera Estate vineyard has an exclusive right to take the treated and refined effluent water from the Lyndoch. There is approximately 25-30ML delivered to the storage dam annually. Whilst we have not sighted the formal agreement with the Barossa Council, we understand that Hemera Estate has exclusive rights and use of this water and that the Council is responsible for ensuring that the water is of a quality and is tested suitable for the application for its current use as vineyard irrigation water.
The second which supplies the balance of the water required by the vineyard is delivered by a 15ML ‘Peak’ BIL connection. All of the water supply is delivered to a 50 megalitre storage dam on site ands then pumped to the vineyard.
Hemera Estate offers prospective buyers an exceptional opportunity to acquire a foothold in the world renowned Barossa Valley wine region.
