Cultivation: All growing crops are excluded from sale. Delivery late November
approx. 5100 acres cultivation all with growing wheat crop. Most of the country has been levelled with grader and ploughing. The majority of the cultivation is relatively new.

Water: Excellent flowing Bore is half owned with adjoining neighbour with a water agreement in place. This bore water is reticulated via 50mm poly pipe down through a central laneway to stock troughs and to a central storage of 4 x 20 000L poly tanks on a mound to provide quick fill.

Fencing: Central Laneway with graded road provides easy access to most of the property. Most internal fencing has been let go as most of the property has been utilised for farming/cash cropping rather than grazing.
