The Basin was the original home to the legendary Basin Angus Stud and is esteemed in stud stock sale history, having hosted some renowned bull sales in the past and present, from it's magnificent sales complex.
The property is in very good heart, having been grazed conservatively by the current owners, it has terrific ground cover with an abundance of dry feed matter.
The farm has a very strong clover base with Strawberry, Balansa and Medic clover burr, being quite visible on the ground. This is balanced with a Phalaris, Rye, and veldt grass mix with some lucerne, making for a terrific grazing blend.
The Basin is well set up for grazing or breeding cattle or sheep, with excellent fencing and convenient laneways connecting most of the paddocks to the yards and shedding. A fair percentage of the boundary fence is brand new, and the rest is only relatively young.
The water system is bulletproof with multiple bores being able to back up each other. Both systems pump to large satellite tanks on hills, then reticulating with terrific flow to all the troughs. Many of these have been renewed recently. The farm is also inclusive of a 32 Meg water licence.
The Pink Gum studded sandy loam over clay country offers terrific shade and shelter for stock and with the size of timber. There is also a mix of red brown loams over limestone throughout some of these paddocks and there has been clay spreading undertaken on parts of the property in the past. The Basin has a fair proportion of strong loamy flats with clay close and this country offers terrific spring pasture mixes.
There is two houses on the property and the main house sits on its own smaller title. They are both solid stone in construction with the main dwelling being constructed from Mount Gambier stone with a Bluestone façade and the other is a solid 4-bedroom plus office Mount Gambier stone home. Both are situated in a beautiful native timber setting and close to the sheds and yards.
The 5 Stand shearing shed is in good condition with a sizeable set of yards adjacent, having been maintained with k rail, mesh and boasting an undercover working area with a concrete race.
The Implement/Workshop shedding is in great condition also, with plenty of space for machinery and storage.
The cattle yards are of a substantial size and boast a renowned large sales complex. On the end of these pens is a converted hay shed offering more storage for larger machinery and it has been fitted out with grandstand style seating to compliment the sale yards.
The Basin is a well-cared for and balanced breeding or fattening block in a tightly held and well-regarded reliable rainfall area. It has a terrific salad bowl effect with its mix of pastures, soil types and a healthy fertiliser history. The fencing, water infrastructure and laneways are well set up to manage this as a standalone enterprise or as a satellite farm.
For those of you in the Bull Breeding game it would make a tremendous stud cattle base, as it's not often that you can find this sort of infrastructure already in place.
