This property has been held in the one family since 1978 and carries a strong reputation of being a productive and reliable property. The improvements are in very good working order, many having been upgraded in recent years. The property provides two homes, plus a dwelling entitlement on "Kalang".
"Brookfield" & "Kalang" are adjoining with a common boundary and are run as one property.
Situated 10 kms East of Wellington, 58 kms East of Dubbo and 96 kms West of Mudgee with frontage to Brookfield Road and Twelve Mile Road.
The country is mainly strong red and chocolate basalt derivative soils with approximately 900 acres arable. The well balanced country consists of arable valleys rising to low hill grazing country. The property has had a history of fertiliser applications and is well pastured with established lucerne, clover, cocksfoot, fescue and chicory providing year round grazing and finishing ability. In the 1980-90's all the natural grassed country was aerially fertilised and sown to sub clover. Since 2000 soil testing and fertilising has been conducted on the improved pastures and cropped country. The soil types have allowed for growing dual purpose crops, examples being grazing canola, grazing wheat and barley. The establishment of pastures has been successful using lupins as a cover crop. Most of the farming land has been stone picked making hay making and slashing possible.
Very well-watered by 14 permanent and seasonal dams, plus two bores. One electric and one solar bore provide supply to 6 tanks and 18 troughs. Both supplies can be interconnected and have a Smart Water monitoring system
Original timber was White Box, Yellow Box and Kurrajong, with scattered timber in the grazing areas providing shade and shelter. Only 24 acres could be considered timbered.
Fencing is mainly in very good condition with hinge joint and netting on the boundary and 25 main paddocks fenced with hinge joint and some netting.
"Brookfield" & "Kalang" have traditionally carried 1,500 breeding ewes and offspring and up to 100 cows & calves along with seasonal cropping in a carefully managed rotation. "Brookfield" & "Kalang" are successful breeding and fattening properties for both sheep and cattle. The properties provide a good mix of soils and country to continue a profitable mixed farming business. To assist in fattening and to increase livestock numbers particularly through dry periods, pasture varieties and grain production were increased. Silage pits and hay conservation were added as well as grain storage. This has allowed opportunity feed lotting when needed to maximise livestock returns.
Improvements include a 42 square concrete walled home (Circa 1930). The home is built in the style of a country homestead with wide hallways and large entertaining rooms, high ceilings and decorative cornices along with polished timber floors. Large kitchen/meals/family room with electric stove and woodstove, dishwasher and pantry; Dining room with carpet and fireplace; Lounge with wood heater; Sunroom; Office; Master bedroom with walk in robe; The other three bedrooms have carpet floor coverings and built ins; Modern main bathroom with shower, bath, vanity and toilet; Ducted reverse cycle air conditioning; Laundry/storeroom; Enclosed verandahs; Inground swimming pool; 22,500 rain water tank plus supply from shed tanks; Garage/store room.
