Climate and rainfall: Elevated 1100* meters above sea level, the property receives an average annual rainfall of 80* inches. Highest temperatures can reach up to +30C, lowest temperatures occur in July, dropping to -7C at night, with occasional light snow falls once in 3-5 years. Stable within its climatic range, the property has been equally unaffected by the floods and bushfires of the past decade.
Water sources and hydroelectric potential: Approximately 320* meters of frontage to gorgeous Deer Park Creek, complete with a natural swimming pool formed by a gently-sloping rock bowl (20*m long x 15*m wide, deepest point of over 3*m). • Flowers: paper daisies, peonies, and a wide variety of Liliaceae including lily of the valley.
• Berries: Blueberries ("Reka" variety from New Zealand), black and red currants, and raspberries. The property still retains around 25 revivable blueberry bushes.
Additionally, the block offers an opportunity to establish a small-to-medium size bush food/bush medicine enterprise, being host to a vigorous stand of Dorrigo Pepper (Tasmannia stipitata) with an annual yield of over 70 kg of dry leaf and up to 5 kg of dried berries.
