Introducing one of Seaham's best kept secrets this Biobanking block ticks all the boxes for rolling hills, picturesque views, and a delightful escape from the day to day hustle. Relax, and explore the rugged country charm this amazing block has to offer. This has full gravel driveway access all the way to the building envelope.
Location
The block is located via right of way through an existing property along a gravel road of approximately 100m. There you are greeted at the entrance by 100 yr old gum trees and a stunning rock bedded seasonal creek that meanders along from the tops of the property. Situated only 16 minute drive to the north of Raymond Terrace in the central location of Seaham or only 50 minutes to Newcastle, 2 hrs 15min to Sydney.
Building
The non-biobank area consists of 1 Ha in size which is a substantial area to create your weekender or ideal home subject to council approval (STCA). Ideally you would be looking at building an off-grid system for electricity, putting in your own enviro cycle septic system and of course your very own pure rain water from the sky. Outside this non-bio bank area the agreement maintains that no domestic animals or recreational motorbikes are allowed on a permanent basis. There are an amazing variety of 4WD tracks around the property for access.
Biobanking
This bushland has been saved and preserved through the bio bank land management system. This is a state government run initiative. A requirement to owning the block is the preservation of natural habitat. You will receive an income from the government that varies from year to year. This income will require you to manage the land through hiring contractors. We are currently in Year 4 of the active management plan. Each year the land is inspected by a government inspector and provided your doing the right thing, the money will then be released for the next year. No personal money is required to be spent
Examples of land management practices are;
• Spraying Lantana, tobacco weed and other invasive species.
• Fencing
• Repair access trails
Please see this link to the government website to give you a better understanding of what is required.

This outstanding bush retreat of approximately 248Ha is an affordable alternative where you can immerse yourself in native Australian bushland with no neighbours, and still an easy commute to everything the Hunter Valley has to offer.
Further still if you have to fly to work, Newcastle Airport is only 30min away. You are the owner of the entire 248Ha and you have the rights to on-sell the block at a later date. The biobank agreement is in for perpetuity.
This is a golden opportunity to own such a large parcel of land so close to Newcastle. For further information or to arrange an inspection please call Scott Hunter on 0448 870 068.
